The take

Memmo Príncipe Real hangs off the hillside below Rua Dom Pedro V, which gives it what almost no hotel in the neighbourhood has: a terrace with the castle, the river and the roofs of the Baixa laid out in front of you. Forty-one rooms, opened in 2016, in a clean contemporary style with Portuguese materials. The terrace has a small pool and Café Colonial, the restaurant that draws locals as well as guests.

The pattern in guest feedback is that the view rooms and the terrace deliver, that staff are helpful, and that the hotel feels like modern Lisbon rather than a stage set. Príncipe Real is at the top of the steps, with Bairro Alto and Chiado a downhill walk.

It suits people who want a view without paying palace money, and who would rather sit on a terrace than in a lobby. Choose it over Palácio Príncipe Real if outlook matters more than intimacy, and over Bairro Alto Hotel if you want a quieter street and a lower rate.

The room to book: Superior Terrace City View Room

Roughly a tenth more than the Superior City View for the same size, and it adds a private terrace with loungers facing the skyline, which is the hotel's signature.

Ask for
An upper-floor terrace room at the end of a row, since terraces are not walled off from their neighbours. For privacy, the Exclusive Room's balcony has its own outdoor fireplace.
Avoid
The plain Superior Room, which the hotel describes without any view.
